  1. CONTRACT The contract for a short-term holiday rental shall be made between the Client and the Property owner, the binding contract entered into between each and every adult member of the Holiday party when the property owner issues the confirmation form and will be subject to all the following booking conditions.
  2. PAYMENT A deposit of one third of the rental fee is payable if the booking is made more than 8 weeks before the start of the rental. The balance shall be payable 7 weeks before the commencement of the rental. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 8 weeks before the commencement of the rental the total fee is payable on sending the Booking Form which should be received no later than two weeks before commencement of the rental.
  3. CANCELLATION Any cancellation made by the Client for whatever reason shall be made in writing and addressed to Lakeside Rendezvous at the address shown at the top of the Booking form. On receipt of cancellation the Owner will seek to re-let the property for the period of booking. If the Owner succeeds in re-letting the property for the whole period, then all monies paid will be refunded. If the Owner only succeeds in re-letting the property for part of the period booked, then a refund will be paid of the amount equal to the money paid less the rental for the period which is not re-let. If the Owner is unable to re-let the property at all then all monies paid by the Client shall be forfeit to the Property Owner. The Owner strongly recommends Clients to take out Cancellation Insurance.
  4. RECEIPT OF DEPOSIT Receipt and banking of any deposit shall not constitute acceptance of any booking.
  5. OWNERSHIP The Property Owner is entitled to ask the Client to leave the property without refund of monies paid if in the reasonable opinion of the Property Owner the Clients behaviour is unacceptable.
  6. PERIOD OF HIRE  Rentals commence, unless otherwise notified at 3.00pm on the day of arrival and terminate at 9.30am on the day of departure. It is incumbent upon the Client to make contact with the Property owner no later than 48 hours before the holiday start date to finalise all arrival details including particularly an agreed time of arrival. Or to advise of any delays or changes to arrival times. The Property Owner cannot accept liability for any claim arising out of delayed arrival to the Holiday property or cancellation of the holiday by the Client due to adverse weather conditions which prevent travel to the Holiday property temporarily or at all.
  7. NUMBER OF PERSONS USING THE PROPERTY  The number of persons occupying the property must not exceed the number stipulated in the brochure.
  8. PETS  Clients are liable for all damage caused by pets. Clients are asked to remove all trace inside and outside of the Holiday property of pet occupation before final departure. The Property Owners will be entitled to charge for any cleaning made necessary by pets. Pets are not allowed on furniture or beds. Within the boundaries of the Holiday property including around the lake dogs must not be left unattended in the Holiday property.
  9. CLIENT RESPONSIBILITIES The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean tidy condition at the end of the rental period as at the beginning. The Property owner will be entitled to make an additional charge to the Client for damage or any loss which occurs to the property or extra cleaning is made necessary as a result of the property being left in a dirty condition upon the Clients departure.
  10. PROPERTY DAMAGE Where the Clients abuse the Holiday property and/or display rude or offensive behaviour towards the Property owner, the Property Owner will be entitled to terminate the holiday and no refund will be due.
  11. DISSATISFACTION It is important to the Property owner that the Client has an enjoyable stay at the Holiday property and every effort is made to ensure this happens. However, in the unlikely event of dissatisfaction, or any problem with the Holiday property, the Client must advise the Property Owner immediately upon arrival, or immediately a problem occurs during the holiday period, so that a fair opportunity to rectify any difficulties is given. A problem cannot be resolved by the Property Owner unless details of it are made known prior to departure from the Holiday property.
  12. If the CLIENT VACATES the Holiday property prematurely as a result of any alleged dissatisfaction or makes any form of claim upon return from holiday and has not followed the simple procedure set out above, then no liability for any subsequent claim will be accepted or correspondence entered into.
  13. LIABILITIES The Owners their employees and agents shall not be under any liability to the Clients or third parties for any loss or damage arising from breach of contract, negligence, misrepresentation or otherwise. If the property becomes unavailable or unusable for some reason prior to the date of booking, then the Owners obligation will be to reimburse the Client for any monies paid.
  14. RIGHT OF ENTRY The Owners shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
